The historic brick Mt. Vernon condominium building in downtown St. Petersburg, Florida

Sold in 2026

Mt. Vernon Condominium, Unit 201

219 4th Ave N Unit 201, St. Petersburg · Listed at $449,000

2 bd · 2 ba · 1,055 sq ft · Fully renovated in 2024

A boutique condo inside the Mt. Vernon, a downtown St. Pete landmark that began life as a 1919 hotel. I listed it in May 2026, it went under contract that July, and it closed later that summer.

Expired listing, sold

Seven months on the market. Sold in one month.

“My only regret is that we didn't part ways with our original realtor sooner, who had our condo on the market for 7 months before we found her. Within 1 month of working with her and taking her recommendations for the strategies she implemented right away, our condo sold!”

Alisha H. · downtown St. Pete condo seller

Sold in a day

Full asking price, one day on the market.

“She helped us sell our townhouse within a day, and not only that, but she also secured us the full asking price. Her expertise and dedication were evident throughout the entire process.”

Jessica H. · sold and bought with me

Front of the single family home at 13700 86th Ave in Seminole Florida with a wide lawn and a two car garage

Sold in September 2026

A Seminole single family home, sold for $800,000

13700 86th Ave, Seminole · Sold for $800,000

5 bd · 3 ba · 2,504 sq ft · Single family home

The condo above tells one kind of story. A single family home tells another. This Seminole home offered the space buyers ask me about most: five bedrooms, three baths and 2,504 square feet, in the community I call home myself.

I represented the sellers. I priced the home from Seminole sales evidence, prepared it for photography and showings, kept the sellers informed at every step, and negotiated through to closing. It sold on September 11, 2026 for $800,000, and it is one of 30 sales I closed in the last 12 months.

Thinking of selling instead? Start with a pricing analysis based on your actual subdivision, not a countywide average. Ask me what your home is worth.

Selling your home

A successful sale starts with positioning, not just picking a list price. I look at recent comparable sales, current competition, property condition and insurability, then help you present your home beautifully so buyers fall for it the way you once did.

  1. 1
Price it from the evidenceComparable sales, your subdivision's own ceiling, and what appraisers will actually see, so the number holds up at contract, not just at listing.
  2. 2
Prepare and photographA prep plan for the items buyers and inspectors notice first, then professional photography that shows your home at its best.
  3. 3
Launch with full exposureStrategic digital marketing, Zillow Showcase and ShowingTime+, and virtual staging when it helps buyers see the space.
  4. 4
Negotiate to closingI negotiate price, repairs and timelines with your goals in front of me, and keep you informed from offer through inspection, appraisal and title, so closing day feels like the start of your next chapter, not a finish line you crawl over.

Buying a home

Buying is about more than the house. It is about the neighborhood you will love living in, the coffee shop you will walk to, the commute you can live with. I help you find the right fit, and I look beyond the finishes at the details that protect you once you have found it.

How I work with buyers

  1. 1
Find your neighborhood firstSt. Pete, Seminole, Clearwater and Largo each have their own feel, home styles and pace of life. We compare them honestly, along with commutes and flood exposure, street by street.
  2. 2
Dig before you offerFlood zones, insurance availability, roof age, permits, and, for condos, the association's requirements and financials.
  3. 3
Write a contract that protects youBroker level contract strategy: inspections, appraisal gaps and timelines handled before they become problems.

Who I help

My work centers on a few kinds of clients, across Pinellas County:

  • Home sellers
  • First time and move up buyers
  • Waterfront and condo buyers
  • Relocation clients
  • German speaking buyers and sellers
  • Investors
  • Expired listings

Before you fall for a waterfront home

On the Gulf Coast, the prettiest listing can hide the most expensive surprises. This is the homework I run on coastal properties before you commit:

  • ✓
Flood zone and elevationThe FEMA zone, the base flood elevation and the home's elevation certificate: they decide both risk and premium.
  • ✓
Real insurance numbersNFIP caps do not cover a high value home on their own. I get actual quotes, including private excess coverage, early, not after you are under contract.
  • ✓
Roof age and conditionIn Florida, roof age drives insurability. A roof near the end of its life can stall a closing or a policy.
  • ✓
Flood history and disclosuresWhat happened to the property in Helene and Milton matters. I review seller disclosures and storm history line by line with you.
  • ✓
Permits and inspectionsOpen permits and unpermitted work surface at the worst time. I check them before your deposit is at risk.
  • ✓
Seawall and dock conditionFor single family waterfront homes, the seawall and dock are part of the purchase. I check their condition and permit history, since repairs can be a major cost.
  • ✓
Condo requirements, for condos onlyBuying a condo brings its own homework: association rules, reserves, and the milestone inspection required for condo buildings of three stories and up. These checks apply to condos, not to single family homes.

Areas I serve

I serve all of Pinellas County and the wider Tampa Bay area, including Pasco, Hillsborough and Sarasota. Every community is its own distinct market, and I help you weigh neighborhoods, home styles, flood exposure, insurance, commutes and lifestyle across the Gulf Coast communities I know firsthand.

Downtown St. Petersburg, Florida waterfront and marina at golden hour

St. Petersburg

Historic neighborhoods, downtown living, waterfront and inland homes, condominiums and investment opportunities, each with its own pricing logic and buyer pool.

Lake Seminole Park in Seminole, Florida

Seminole

Established neighborhoods, convenient beach access, parks like Lake Seminole, and a strong residential character. It is home for me, too, so I bring a homeowner's perspective, not just an agent's.

Aerial view of Clearwater Beach, Florida, with its white sand shoreline and Gulf front buildings

Clearwater

Powder white sand at Clearwater Beach, Gulf front condos and waterfront homes, and mainland neighborhoods with an easy run across the bay. Beach and mainland Clearwater price very differently, and I help you weigh both sides.

Local answers

Short answers to the questions people ask me most about buying, selling, and living in Pinellas County. You will find the direct answer first, then the plain detail that helps you decide your next step.

Do I need flood insurance in St. Petersburg or Pinellas County?

You may need flood insurance if your home sits in a high risk flood zone and your loan requires it.

Lenders require flood insurance for federally backed mortgages in high risk flood zones. I check the flood zone and elevation early and I get real quotes before you write an offer so the monthly cost is clear from the start. A standard homeowners policy usually does not cover flood damage on its own, so we confirm the coverage you need for your exact property.

What should I check before buying a waterfront home in Pinellas County?

Before you buy a waterfront home, check the flood zone, elevation, insurance cost, roof age, seawall and dock condition, and the seller disclosures.

I pull the elevation certificate when one is available, I ask about storm history, and I check permits for past work. I also get insurance quotes early because cost and coverage can change whether a home is a good fit for you.

What should I know before buying a condo in Florida?

Before you buy a condo in Florida, review the building budget, reserves, insurance, rental rules, and recent meeting notes.

For buildings with three or more stories, ask about milestone inspections and any repairs the association plans next. I help you request the documents early and read them with you so fees and upcoming costs are clear before you commit.

Before we list, I prepare a clear estimate that shows the main costs in plain language so you can see your likely proceeds. We review commission, title related charges, taxes, and any prep work together and we confirm every number in writing.

Hi, I’m Nina

I bring the local perspective of a Seminole homeowner and the experience of a managing broker to every transaction. As a broker, I take on added responsibility for your contracts, compliance and closing: the paperwork and judgment calls that decide whether your deal closes smoothly.

Originally from Frankfurt, Germany, I studied Psychology and Sociology at Goethe University and worked in property management before earning my Florida broker license in 2019. I read people as carefully as I read contracts, and I explain pricing, inspections, insurance and appraisals in plain language. I work in English and German, which helps my international clients feel at home here faster.

Helping people is what I love, and it is my main drive. You will hear from me early and often, and that does not stop at closing. I stay in touch long after the keys change hands, and I am here whenever a question comes up.

Strong communicator

Clear updates in plain language at every step, from our first call to closing day and beyond.

Strong negotiator

I negotiate price, repairs, timelines and terms with your goals in front of me, and I explain every tradeoff before you decide.

Helping people first

Buying or selling a home is a big life moment. I treat it that way, with patience, honest advice and no pressure to move before you are ready.

Do you work with both buyers and sellers?

Yes. I represent home sellers, buyers, relocating families, and residential real estate investors.

A managing broker holds an advanced Florida real estate license and takes on additional responsibility for transaction oversight, compliance, contracts, and agent support. I have held my Florida broker license since 2019.

Do you work with German speaking clients?

Yes. I grew up in Frankfurt and I am glad to work with you in German or English, whichever feels easier.

What should I check before buying a waterfront or condo property?
